Investment

On one hand, TGTA acquires stabilized buildings and assets with value-added potential. A careful analysis of the market, tenants and rental income, the characteristics of the building and the environment in which it is located enables TGTA to make informed acquisitions that create value. In addition, TGTA also takes equity stakes in projects under development in which it acts as an investor while contributing its expertise to these projects.

Land Development

TGTA carries out major site development operations. After analyzing market needs, great care is taken in creating a concept, which will be carried out after completing a thorough study of all of the setting’s characteristics. We call on the best architects, engineers and urban planners in order to undertake projects that are noteworthy for both their quality and aesthetic appeal. TGTA retains decision-making control throughout development, thereby avoiding any disparity in the project.

Turn-Around and Repositionning

From the company’s early days, TGTA had to cope with a precariousreal estate market. It was in this context that we acquired and successfully turned around struggling assets such as the Château Champlain and Marriot Courtyard hotels. Over the years, the company has acquired several portfolios consisting of non-performing mortgages and buildings not only in Quebec, but also in Ontario, western provinces and Florida. When an asset is failing to perform to its fair value, TGTA is in a position to analyze the potential of a location and approach the problem from a strategic and vocational point of view. Our expertise goes well beyond the financial aspect of a project.
